Gas safety checks for landlords

Your landlord responsibilities
Landlords are responsible for keeping the gas appliances, pipework and flues they provide maintained in a safe condition. An annual gas safety check does not replace servicing or maintenance.
Service gas appliances and flues in line with the manufacturer’s instructions. If these are unavailable, HSE recommends annual servicing unless your Gas Safe registered engineer advises otherwise.
Give tenants a copy
Give existing tenants a copy of the record within 28 days of the check. New tenants need a copy before they move in.Keep your records
Keep the gas safety record for at least two years and arrange any necessary maintenance or remedial work.Read the HSE guidance for landlords for full details of your responsibilities.
